RENT AGREEMENT
The rent agreement is
executed at _____on ___day of ______2021.
Mr/Mrs.______________s/o,
W/o__________,R/o _____________(his/hers executors, administrators and assignee)
of the FIRST PARTY- Landlord.
AND
Mr./Mrs.______________S/o,W/o______________,R/o
______________,Here in after referred to as the “Tenant” (which term
shall include his heirs executors and administrators and assignees) of the SECOND
PARTY- TENANT.
NOW IT IS AGREED BY AND BETWEEN THE PARTIES AS
FOLLOWS:-
1- That period of Rent agreement by both
the parties for a period of 11 months. The period of rent as per this agreement
will be from _________to ________ Tenancy can be renewed further with
mutual consent of both parties.
2-The rent of Rs. _______will be paid monthly
to the landlord in advance by date ________of every English Calendar month.
That the leases/second party had deposited a sum of _________as security
deposit which shall be refunded back to the Tenant after deduction of the dues
and breakage etc. without interest at the time of vacate of said properties.
3-That day to day maintenance of the premise
shall be carried out by the second party at his own cost RWA charges,
Society maintenance, Electricity bill will be paid by tenant.
4- If tenants want to vacate premise he will
inform by giving one month advance notice to the landlord and if the landlord
want to get his premise vacated before expiry of the tenancy period, he will
give one month notice to the tenant in advance.
5- That the lessor/lessee shall have an option
to terminate the lease by giving one months notice or rent in lieu thereof.
6- That tenant shall not sublet the premise or
part with the possession in whole or part thereof to anyone else in any manner
whatsoever.
7- In case tenant defaults in payment of the
monthly rent money, the landlord shall be at liberty to require the tenant to
vacate the premises forthwith.
8- In the event of breach of the term and
conditions of this Rent agreement by the tenant, the landlord shall be at
liberty and shall have all right to cancel the agreement by giving one months
notice in writing and thereafter the tenant shall have to vacate the said
premises within that period. The tenant shall give peaceful possession of the
said premises on termination of this deed to the landlord or its authorized
agent only in good condition as was taken over by the tenant.
9- THAT THE RENT SHALL BE INCREASED BY 10% AFTER 11 MONTHS IF THE TENANCY CONTINUOUS AS
PER CONSENT OF BOTH THE PARTIES.
10- THAT THE SECOND PARTY SHALL USE THE SAID PROPERTY
AS PER, GDA/NAGAR NIGAM, UPAVP AUTHORITY BY LAWS AS APPLICABLE.
11- ELECTRICITY
METER READING _________AS ON _____________.
12- On
the expiry of the tenancy period, the tenant shall vacate the premises without
any objection whatsoever and without the necessity of any written or oral
notice to the tenant by the landlord. Both the parties will observe and adhere
to the terms and conditions contained herein above.
IN WITNESS WHERE OF THE parties have set their respective hands on
this Rent Agreement on the date and year above written in presence of the
witnesses.
